No transfer duty is payable on the first R1,210,000 of a property's value (SARS 2026/27 table). Attorney fees use the LSSA Guideline of Fees tariff, applied to both the transfer attorney (on purchase price) and the bank's bond attorney (on loan amount) — the same way bond originator calculators typically present this figure. A separate bank bond initiation fee (capped at R6,037.50 under the National Credit Act) also applies at registration and isn't included above. Ask us for an exact quote from our conveyancing panel.
First-time buyers

What first-time buyers need to know

The government support and cost-saving mechanisms most buyers only find out about too late.

FLISP — now officially called First Home Finance — is a once-off, non-repayable government subsidy for first-time buyers in the "gap market": people who earn too much for RDP housing but still find it hard to qualify for a full home loan on their own.

To qualify, you generally need to:

  • Be a South African citizen or hold a valid permanent residence permit
  • Earn a gross household income of between R3,501 and R22,000 per month
  • Have never owned residential property or received a government housing subsidy before
  • Have an approved (or approved-in-principle) home loan from a participating bank
  • Be buying the property to live in yourself, not to rent out

The subsidy is paid directly to your bank, not to you, and is typically used to reduce the bond amount you need — which lowers your monthly repayment for the life of the loan. Try your income in the calculator above for an estimate, or ask us to check your eligibility.

Transfer costs catch many first-time buyers by surprise. A few ways to reduce the bill:

  • No transfer duty under R1,210,000. Under the current SARS table, properties priced at R1,210,000 or below pay zero transfer duty — a meaningful saving if you're buying at entry-level price points.
  • Ask about attorney discounts. Some conveyancing firms reduce their fee when the same firm handles both your property transfer and your bond registration, and we can refer you to attorneys who offer this on our panel.
  • FLISP can help with costs too. In some cases, part of the First Home Finance subsidy can be put toward conveyancing fees and other registration costs, not just the bond itself.
  • Get more than one quote. Conveyancing tariffs are guidelines, not fixed prices — attorneys can and do vary, especially on larger transactions.
  • Certified copy of your South African ID or passport
  • Latest 3 months' payslips and 3 months' bank statements
  • Proof of residential address
  • Signed Offer to Purchase (once you've found a property)
  • Marriage certificate or antenuptial contract, if applicable
  • If self-employed: latest financials and 6 months' bank statements

  • Pay existing accounts on time in the months before you apply
  • Keep credit card and store account balances low relative to their limits
  • Avoid taking on new debt (car finance, new accounts) right before applying
  • Check your credit report for errors and dispute anything incorrect
  • Save a deposit if you can — even 10% improves the rate banks are willing to offer
  • Transfer duty (if the property is priced above R1,210,000)
  • Transfer attorney fees and Deeds Office fees
  • Bond registration attorney fees and the bank's initiation fee
  • Rates, taxes and levy deposits requested by the municipality or body corporate
  • Moving costs and home insurance from the date of registration

From a signed Offer to Purchase to registration in your name, most transactions take around 8 to 12 weeks, depending on bond approval speed, municipal clearance, and how quickly documents come together. Building on your own land or buying off-plan can take considerably longer.
